Concrete Resurfacing & Overlays in DeSoto TX - a new surface on a sound slab
If your slab is worn, scaling or peeling but still solid, we can put a new overlay on it instead of tearing it out.

Can an old concrete slab in DeSoto be resurfaced instead of replaced?
Concrete resurfacing in DeSoto means we prepare your existing slab and cover it with a new overlay, so a worn, stained or flaking surface gets a fresh top without breaking out the concrete underneath.
The call usually comes when a driveway, patio, garage floor or pool deck has gone rough or flaky and you're wondering whether it all has to come out. An overlay only makes sense on a slab that's still sound, so I look for sinking and major cracks first, and if repair or replacement is the better answer, I'll tell you so. When the concrete is suitable, resurfacing can mean less demolition and less upheaval at your house than tearing out and pouring new. The price mostly turns on the size of the area, how much cleaning and patching the slab needs first and which system suits the way you use it, while the schedule turns on that prep and on the weather after the new surface goes down. Your written estimate spells out each of those steps for your slab. If you have an indoor floor that mainly needs to be flat, self-leveling concrete may be the better fit. When a job needs a permit, we pull it ourselves and plan the work around the city's inspections.
How do you know your concrete needs resurfacing?
These are the things homeowners usually notice first on a driveway, patio, garage floor or pool deck. Most of them point to a worn surface, but the last one points to a problem an overlay can't solve.
Flaking or scaling chips on top usually mean the surface has worn while the slab below may still be sound.
An old coating or thin top layer that lifts or sounds hollow when tapped has usually lost its bond.
Fine hairline cracks spread across the surface usually point to a worn top rather than a failing slab.
Oil, rust or fertilizer stains that scrubbing won't lift usually mean the surface is past what cleaning can fix.
A pool deck that feels rough on bare feet or looks pitted usually has a worn-out surface.
Sections that have sunk, tilted or split wide open usually mean trouble below, and an overlay won't fix that.
If you notice sinking or wide cracks, please call before anything gets coated or covered, because I'd rather check the slab than hide a problem.

Patching, full overlays and outdoor surfaces
When only part of an old top layer has come loose, it can be removed and patched once the concrete under it is properly cleaned. When the loose areas are widespread, the job usually calls for grinding the surface and putting a new overlay over the whole slab. How much of the surface is affected is what decides between a patch and a full overlay, and I'll show you which areas I mean.
Outdoor concrete here takes hard summer heat, strong sun, rain, temperature swings and regular foot or car traffic, and a pool deck adds water on top of all that. Those conditions are worth weighing when we choose a surface for your driveway or patio, and a pool area has its own choices, which I cover on our pool deck coatings and resurfacing page.
Concrete resurfacing questions from DeSoto homeowners
How do I know if my concrete slab is a good fit for resurfacing?
A slab is usually a good fit when it's still solid, with no significant sinking and no major structural cracks. One resurfacing company's guide says that when a slab has settled badly or failed structurally, repair or replacement may make more sense than an overlay. That's why I look at the slab before I price anything, because its condition decides which job you're paying for.
How much does concrete resurfacing cost in DeSoto TX?
The cost depends mainly on how much area we're covering, what shape the slab is in and how much cleaning, patching or grinding it needs before the overlay goes down. A patch usually costs less than a full overlay, and a driveway or pool deck may call for a different system than an indoor floor. Your written estimate lists each step, so you can see your own figure and what goes into it.
Do I need a permit to resurface concrete in DeSoto?
The city requires a permit to construct, alter, repair or demolish a building or structure, and those permits come from DeSoto Building Inspections. Work in the public right-of-way, such as the strip where a driveway meets the street, needs a separate right-of-way permit from the city's engineering division, approved before work starts. If I'm not sure whether your job needs one, I check with the building office before I quote.
What causes a concrete overlay to peel or come loose?
An overlay usually comes loose because something on the old slab kept it from bonding, such as crumbling concrete, dirt, oil or grease. One maker's instructions for its resurfacer call for removing all of that before anything is applied. My father taught me a floor is only as good as the concrete under it, so please ask any contractor how they'll clean and prepare your slab first.
Does hot weather affect concrete resurfacing in DeSoto?
Yes, especially right after the new surface is finished. One maker's instructions say moist curing, keeping the fresh surface damp, should start right after finishing, with the new material shielded from direct sun, wind, rain and frost. That's why the forecast for the days after the work shapes when we schedule it.
Does a contractor have to be registered with the City of DeSoto?
Yes, the city requires every contractor to register each year, and Building Inspections has the registration details. We're licensed and insured, and I'm happy to answer any questions about that when I come out.
