Polished Concrete Flooring in DeSoto TX - a hard, bright floor from your own slab
Tired of a dull, dusty slab or worn-out flooring? We grind and polish the concrete you already have to the shine you choose.

What does polishing a concrete floor in DeSoto involve?
Polished concrete flooring in DeSoto starts with your existing indoor slab. We grind and hone it by machine, harden it with a densifier and polish it to the gloss you choose, so the concrete you already have becomes the finished floor.
Most people who call me have bare concrete under old carpet or tile, or a slab they'd rather stop covering, and they want to know if polishing will give them the look they're after. The price moves with the size of the floor, what's on it now, how deep we grind to show the stone you want and how high a gloss you pick. The schedule turns on the same things, plus how much has to be moved out first. If you'd like color in the floor, we can talk about adding dye or about a stained concrete floor instead, and after I see the floor you get a written estimate that names each step.
What signs point to polishing your concrete floor?
These are the things homeowners and shop owners in DeSoto usually notice before they call us about polishing, from bare concrete under old flooring to a shine that won't last.
You pulled up old carpet or tile and found bare concrete you'd rather keep than cover again.
Your bare slab looks dull and dusty, which usually means the surface was never densified or polished.
A paint or coating on the floor is peeling, so it will need stripping before anything else happens.
Your shop or warehouse floor sheds dust under traffic, a sign the top of the concrete is wearing.
You're tired of waxing a floor every few months, and the shine still fades between coats.
An older polished floor has gone hazy or patchy, which usually points to cleaning products that dulled it.
Please call before you lay new flooring over the slab or set a move-in date, because once the room is full, the floor is much harder to work on.
What happens after you call us about a polished floor in DeSoto?
We're based in DeSoto and work across the cities around it, and every polishing job runs the same way. I come out myself, and our own small crew does the work with me on site.
Call or send the form
Please call (972) 450-9481 or send the form with a little about the room. We'll find a time for me to come out and see the floor.
I visit, measure and ask
I look at the floor, measure it and ask how the space gets used, because traffic and spills help decide the gloss and finish coat. You then get a written estimate that names each step, so you can see where the price comes from, and we settle on a time that works for you.
We grind, sample and polish
Our crew prepares the slab, then polishes a small sample area so you can see how much stone shows and pick a sheen before we do the whole floor. Near homes, the city allows this kind of work only from 7 am to 6 pm on weekdays, 8 am to 6 pm on Saturdays and 9 am to 5 pm on Sundays without heavy equipment, so we plan our days inside those hours.
We walk the floor together
Our crew cleans up the dust and equipment, and I walk the finished floor with you so you can look it over and ask anything. The job is backed by our satisfaction guarantee.

Grinding, densifier and finish choices for polished concrete
A polished floor is the concrete itself, so most of the work is grinding. We start with coarse diamond tooling to cut the top of the slab and step to finer grits until it's smooth. Then we add a densifier, a liquid that soaks in and hardens the surface so it takes a shine. A guard or finish coat goes on near the end, and dye can go in if you'd like color.
The main choice is between polishing the slab and putting something new on top of it. Polishing keeps the concrete's own gray and the stone inside it, while terrazzo flooring gives you a new surface with chips set in. If you like the look of the concrete you have, I'd lean toward polishing. If you want bold color or a pattern, stained concrete or terrazzo usually suits you better.
Two other checks matter more than they look. Industry guidance advises testing how well a floor has been refined before any sealer goes on, because many gloss enhancing sealers can hide scratches from poor grinding. Grinding also raises silica dust, and federal rules require employers to protect their workers from it. It's fair to ask any contractor whether their grinders have dust extraction attached, since researchers found workers breathed much less silica with it.
Polished concrete questions from DeSoto homeowners
How much does polished concrete flooring cost in DeSoto?
Polishing concrete usually runs about $8 to $9 per square foot across the US. That's a national figure for the polishing work, not our price. Your written estimate shows what your own floor costs, step by step.
Do I need a permit to polish a concrete floor in DeSoto?
The City of DeSoto requires a building permit when an owner or their agent plans to construct, alter, repair, move or demolish a building or structure. When a job needs a permit, we pull it ourselves and plan the work around the city's inspections. If I'm not sure, I check with the Building Inspections Department before I quote. The city also has every contractor register each year, and the department answers registration questions at 972-230-9610. We're licensed and insured.
Can I choose how much aggregate shows in a polished concrete floor?
Yes. Polished concrete has set classes for how much of the stone, or aggregate, shows and set sheen levels, so you choose the look by picking one of each. The look also changes with the type, size and spread of the stone in your slab, so industry guidance advises seeing samples first. That's what our sample area on your own floor is for.
Is a high gloss polished concrete floor slippery?
In one set of slip tests, polished floors passed the required level at every gloss, even very high gloss. The results changed with gloss, not with how much stone showed. That means you can pick the stone on looks alone and treat gloss as the setting that affects slip resistance.
What is the best way to clean a polished concrete floor?
The best way is a care routine you plan with your installer. One maker's floor care guide warns that traditional stripping and waxing can wear down a polished floor over time, and that many topical sealers shorten its life. Fixing a floor that's been cleaned the wrong way can get costly, so at the end of the job I go over how to clean yours.
How long does it take to polish a concrete floor?
Most of the time goes into grinding, so the schedule turns on the size of the floor, what has to come off it first and how much stone you want showing. We keep to the city's work hours I mentioned above, and we settle on dates with you once you have your estimate.
