Pool Deck Coatings & Resurfacing in DeSoto TX - a new surface on a sound slab

Faded, peeling or cracked pool deck? We check the slab underneath first, then put down a surface that suits your deck and your summers.

A smooth gray industrial epoxy floor reflects light between rows of electrical equipment.

Can your pool deck be resurfaced, or does the slab need work first?

Pool deck coatings and resurfacing in DeSoto, TX put a new anti-slip coating or overlay over your existing concrete deck, so the surface looks and feels new without tearing out the slab, as long as the slab itself is sound.

Most pool deck calls we get are about a coating that's faded, chalky or peeling, and some decks also have cracks or a section that's lifted. What moves the price is the size of the deck, whether the slab needs repair first, how much old coating has to come off through concrete floor stripping and removal and which system fits your deck, and the schedule turns mostly on that repair and the weather. The City of DeSoto requires permits to construct, alter or repair a structure, and its list names swimming pools and fences but not deck resurfacing, so if we aren't sure, I check with the city's building inspections office before I quote, and we pull any permit the job needs ourselves. I'll give you your own figure once I've seen the deck.

How can you tell your pool deck needs resurfacing?

Most of what tells you a deck is due shows up right on the surface, though some of it starts in the slab underneath. These are the signs we look for when we come out.

  • The coating has gone chalky and rubs off on your hand, which usually means sun and chlorine have worn it down.

  • Bubbles or blisters in the coating often point to moisture coming up through the slab underneath.

  • Peeling patches near the pool edge usually mean the old coating has lost its grip on the concrete.

  • Hairline cracks running across the deck usually mean the concrete has moved and the surface couldn't move with it.

  • One section sitting higher than the next usually means the ground underneath has pushed that part of the slab up.

  • The deck burns bare feet by early afternoon, which often comes down to a dark or worn finish.

If a section is lifting or a crack keeps getting wider, please call before swim season rather than waiting, because any repair has to come before a new surface.

What happens when you call us about your pool deck?

A pool deck job runs in four plain steps, and you'll know what's being done at each one and why. Here's how it usually goes from your first call to the finished deck.

  1. Call or send the form

When you call or send the form, I set up a time to come out and see the deck myself. We take calls Monday through Friday from 6 AM to 10 PM and on weekends from 7 AM to 11 PM.

  2. I measure and check the deck

I measure the deck, look over any cracks, lifting and signs of moisture, and ask how the space gets used. We also talk through color and what the top layer is made of, since that's what you'll walk on wet and barefoot.

  3. You get a written estimate

Your estimate comes in writing and names each step, from any old coating removal and slab repair to the system that goes down, so you can see where the cost comes from. Then we settle on a time that works for you.

  4. Our crew prepares and coats

Our own small crew prepares the concrete, puts the system down and cleans up, working inside the city's hours for repair work near homes, which run 7 am to 6 pm on weekdays, 8 am to 6 pm on Saturdays and 9 am to 5 pm on Sundays without heavy equipment. I'm on site running the job, and when it's done I walk the finished deck with you.

Coatings, overlays and the layer on top

Resurfacing usually means one of two things. A coating, often acrylic, goes on in thin coats, while a cement-based overlay goes on thicker and lets moisture in the slab breathe out. One coatings guide, written mostly for commercial decks, says a damp slab with no budget to treat the moisture should get the breathable overlay, because a film-forming acrylic that seals the top will blister there, so a moisture reading helps pick the system.

The top layer is the part that has to stand up to sun and pool water. The same guide keeps standard epoxy to the primer layer underneath, since it turns amber in sun and goes chalky under chlorine, and a chalky surface gets slick. Epoxy does well on indoor concrete like a garage, which is where our epoxy floor coatings belong, but on an open deck I'd rather see something on top that holds up to the sun.

Whatever goes down also has to respect the lines cut into your deck. One supplier's guide says the new surface should always honor the control and expansion joints, the cuts and gaps that let the concrete move as it needs to. Covering a joint over usually just means a crack shows up in the new surface along that same line later on.

Pool deck resurfacing questions from DeSoto homeowners

Does my cracked pool deck need repair before a new coating?

Yes, one coatings guide says a deck with structural cracking or a slab being pushed up by the ground needs repair before any coating goes on, so plan and budget for that first. The black clay common in Dallas County swells as it takes on water and shrinks and cracks as it dries out in summer or drought, and a slab sitting on it can move with it. If your deck is cracked or lifting, I'll tell you it needs repair before we put any new surface on it.

How long does a resurfaced pool deck last?

One coatings guide expects about 3 to 5 years from a single-coat acrylic refresh on a sound deck, 6 to 10 years from a multi-coat system and 10 to 15 years from a cement micro-topping, a thin cement-based layer, with a sun-stable sealer. Those are the guide's expectations, written mostly for commercial decks, but they show how much the system you pick decides when the next job comes. Our own work is backed by our satisfaction guarantee.

Will a light color keep my pool deck cooler in DeSoto?

Usually, yes. One coating company says light colors and reflective finishes run about 10 to 25 degrees F cooler than dark ones in the sun, and that's something you feel underfoot in a Texas summer. It's one of the first things I'd weigh with you when picking a finish.

Does DeSoto require pool deck contractors to register with the city?

Yes, the city requires all contractors to register with it each year. It's fair to ask anyone you're thinking of hiring about that, and we're licensed and insured.

How much does pool deck resurfacing cost in DeSoto?

The cost comes down to your deck's size, whether the slab needs repair first, how much old coating has to come off and which system you choose, so I'd rather give you a real figure after seeing it than guess. A single-coat acrylic refresh is the lighter job, while a multi-coat system or a cement overlay takes more work up front and, by one guide's figures, lasts longer.

How do I get my pool deck ready for resurfacing?

Clear off the furniture, planters and toys, and leave the rest to us, since the real prep is getting the concrete clean and dry. One overlay maker requires the concrete to be dry and free of grease, oil, dirt, dust, sealers and old coatings before its product goes on, so it's worth asking any installer how they'll clean the deck and take the old coating off.
